Using Rental Income to Pay Off Mortgage

The Federal Housing Administration (FHA) have unveiled a new policy that allows lenders to consider potential income from accessory dwelling units (ADUs) when underwriting mortgages. This means you can use up to 75% of the estimated rental income from an existing ADU or 50% from a new ADU to qualify for a mortgage.

A Home Equity Line of Credit (HELOC) can be a simple way to finance the construction of an ADU2. By using the equity in your home, you can get a loan to cover the construction costs of an ADU.
